Frequently asked questions

Deciding to release cash from your home is a big decision to make.
So, to make sure that it’s the right move for you, we’ve provided you with a series of questions and answers that will help to put your mind at rest.

 

Do you buy any house?

UK Housing Alliance buys houses up to a value of £250,000. They must be of standard construction (e.g. made of brick) and not prefabricated. At present, we cannot purchase properties in Northern Ireland and Scotland, but are currently in the process of finalising our launch into these areas and expect to be fully operational in the coming months. All information will be kept strictly confidential.

How much will you pay me for my house?

We will pay you the full 100% market value for your house. The price will be agreed with you by our Valuation Consultant when he visits you and then confirmed by an independent Chartered Surveyor. You will receive your initial lump sum payment of typically 70% upon completion of the sale and the 30% balance at the end of your tenancy.

If you have debt that is more than 70% of the value of your home, unfortunately we cannot buy your home.

Are there any fees or charges involved?

No. UK Housing Alliance pays all the necessary valuation and survey costs, and if you use one of our recommended solicitors we pay all legal costs. If you wish to use another solicitor of your choice we will pay up to £350 of your legal costs.

How quickly can I receive money?

We aim to complete all transactions within 28 days of agreeing terms with you.

Will I have to provide financial references?

No. Unlike when you apply for a mortgage or loan, we do not need any financial references, and we won't need to contact your employer.

Will anyone else know I've sold my house?

UK Housing Alliance respects the privacy of all its tenants, and no one other than your solicitor need know about the sale.

What happens when I become a tenant?

At the completion of our purchase of your house, we will grant you a 10 year "Assured Shorthold Tenancy", which is the standard form of lease used for private lettings in the UK.

Will I have a mortgage?

No. As a tenant, you will not have to worry about interest rates increasing or the property market going down in value and you won't have the worry of a large debt.

Will I have to pay a rental deposit?

No, unlike most landlords, we will not require you to provide any rental deposit.

How much will my rent be?

Your rent will be based on the value of your house and our Valuation Consultant will take you through this as we are able to tailor a solution and rental amount to suit your requirements. Rent amounts for the full 10 years of your tenancy are agreed in advance, so you know how much you will be paying throughout your full tenancy.

What do I have to pay for when I am a tenant?

Apart from your rent, you will be responsible for the normal monthly household costs, including Council Tax and all utility bills.

Who is responsible for the maintenance of my house?

UKHA will be responsible for any structural repairs, you will be responsible for keeping the property in good condition like any other tenant. UKHA will also deal with any emergency callouts - e.g. a gas leak or flooding.

Do I have to stay for the whole 10 years?

Yes. UK Housing Alliance is looking for long term tenants and our key aim is to maintain an excellent relationship with all our tenants.

What if I want to stay more than 10 years?

Your tenancy agreement includes an option allowing you to choose to renew for another 10 years, if you wish. You can then access your final payment at a rate of 10% each year during this period. For example, if you were eligible to receive £30,000 you would get £3,000 a year during the tenancy period.

If you choose to move out of the property during that second ten year period, you are able to do so by serving one years advanced notice. You will receive the full outstanding balance of the final payment once you have vacated the property.

Who will own the property?

UK Housing Alliance will own the property and will be your landlord. We have an accredited and experience property management partner who will deal with any issues or queries that you have.
